Exploring the Most Expensive ZIP Codes in Arizona: A Comprehensive Overview

Introduction

In a recent study, we analyzed and identified the most expensive ZIP codes in New Mexico. During that process of conducting that research, we decided that we should evaluated its neighbor to the west — Arizona.

The Most Expensive ZIP Codes In Arizona

To identify the most expensive ZIP codes in Arizona, we utilized data from Zillow’s Home Value Index and the Census Bureau’s 2023 American Community Survey. We analyzed thousands of ZIP codes across the country as part of a general survey. From there, we focused our attention on Arizona. The Zillow Home Value Index, as of January 2025, tracks the home values of 300 ZIP codes in Arizona. We considered the latest monthly home values from January 2025, as well as the average of 12 months of median home values from February 2024 to January 2025.

The Top 5 Most Expensive ZIP Codes In Arizona

ZIP code 85253 is the most expensive one in Arizona. This ZIP code is centered on Paradise Valley and covers part of Scottsdale, including communities like Mockingbird Lane Estates, Camelback Country Estates, and Clearwater Hills. Incomes in this ZIP code are very high, with a median household income of $182,150 and an average household income of $318,105. Home value appreciation in 85253 has been remarkable, increasing by 97.7% over five years, from approximately $1.5 million in January 2020 to over $2.963 million in January 2025.

The second most expensive ZIP code, 85262, also covers part of Scottsdale, but is located in the northwest. It includes areas like Sunrise Desert Vistas, Mirabel Village, and Desert Mountain. Residents here are very wealthy, with more than 42% of households earning $200,000 or more annually. The median household income is $173,795, while the average household income is $266,521. Home values in this ZIP code have grown significantly, rising by 72.4% from $856,864 in January 2020 to over $1.477 million in January 2025.

The third most expensive ZIP code in Arizona is 85255, another Scottsdale ZIP code. Approximately two-fifths of households in this area earn $200,000 or more annually. The median household income is $143,567, which is $80,000 less than the average household income of $226,231. Home values here have also seen substantial growth, increasing by 73.9% from $711,439 in January 2020 to over $1.237 million in January 2025.

The fourth most expensive ZIP code is 85266, located in the northern part of Scottsdale. It includes communities like Saguaro Estates, Sincuidados, Whisper Rock, Terravita, and the Boulders. About 19% of households in this ZIP code earn $200,000 or more annually. The median household income is $157,137, while the average household income is $207,759. Home values in this area have increased by 69.4%, from $728,814 in January 2020 to over $1.234 million in January 2025.

Finally, the fifth most expensive ZIP code is 85377, centered on the town of Carefree. This ZIP code is smaller, with only 1,736 households. Although a smaller proportion of households here earn over $200,000 compared to the others on the list, a substantial 28.5% still do. The median household income is $143,315, with an average of $193,201. Home values have grown significantly since 2020, increasing by 65.8% from $717,399 to over $1.164 million in January 2025.
